Insurance requirements are unique to each property management company. The standard requirement is typically auto insurance, general liability, a Certificate of Insurance, and proof that your company is active and in good standing with the state.
We have property managers of all types and sizes. Some will require you to be in business for a certain amount of time while others do not. We will only show you opportunities that you currently qualify for.
The larger the property management company, the larger the insurance requirements. The largest national companies will require General Liability of $2 million, Commercial Auto of $1 million, and $500K of Workers Compensation (when required by law). Smaller companies will not require as much.
Not all accounts require background checks for their service providers and employees. Currently, Amazon is the only client known to have a background requirement for exterior service providers. It is more common to see this requirement for interior service providers.
Unfortunately, we cannot guarantee any specific outcomes, as the decision is ultimately up to the property manager when making the final selection.
